Conceptualized and led the construction efforts of a 125,000 square foot self-storage facility, including procurement of building materials and oversight of contractors. Grew the business from start-up to projected 2011 revenues of $160,000. Property is expanding and new units are currently being built with 2012 revenues expected to reach $220,000

▪        Recruit, hire, and supervise employees: write schedules, stay within labor budget, and train all new hires on software.

▪        Created marketing plan, developed the company website, and determined profitable space rental rates while remaining competitive.

▪        Maintained new rental volume despite tough economic circumstances that could potentially lead to increased vacancy rates.

▪        Constantly finding ways to reduce expenses by streamlining operations, evaluating vendors, and instituting standards/’procedures.

M&M Foods — Pueblo, CO

Independently operated convenience store in operation for 24 years.

Manager, July 2005 to May 2008

Accountable for retail store with annual sales of $1,200,000 including inventory control, ordering, merchandising/product placement, negotiating with sales representatives, lottery sales, cash management, and bookkeeping.

▪        Ensured products that customers requested were carried to maintain competitive edge with nearby, competing stores. Additionally, brought in new products not carried at other stores to gain a significant market share.

▪        Turned around declining lottery sales by negotiating with lottery representative to bring in more signage, newer equipment, and creating unique in-store promotions. Resulted in 10% increase in sales in only two months.
